Henderson sits just southeast of Las Vegas, and the contrast is immediate. Henderson is big, and "Henderson" can mean very different price points and lifestyles depending on where you land. Here's how I break it down for clients:

Green Valley & Green Valley Ranch

The original master plan and still one of the most popular. Mature trees, established schools, and The District at Green Valley Ranch for walkable dining and shopping. Great for families and first-time buyers who want a turnkey, convenient location. Expect mostly resale homes here rather than new construction.

Seven Hills

Guard-gated luxury on the elevated southern edge of Henderson, with golf, big lots, and some of the best valley-and-Strip views in the city. Anthem & Sun City Anthem

MacDonald Highlands

The address for ultra-luxury. Guard-gated, custom estates, the DragonRidge Country Club, and dramatic elevated views. This is the high end of the Henderson market and where a lot of the valley's trophy homes trade.

Inspirada & Cadence

The two communities driving Henderson's newer growth. Both are packed with parks, trails, and community amenities, and both still have active new-construction phases. Great value for families who want a newer home and a true neighborhood feel.

Lake Las Vegas

A resort-style enclave built around a 320-acre lake — Mediterranean architecture, waterfront dining, two hotels, and golf. It lives like a vacation. Popular with second-home buyers and anyone who wants something that doesn't feel like the rest of the valley.

Schools are the number-one question I get from relocating families, and they're a real draw here. Henderson is served by the Clark County School District but is home to several of the highest-rated public schools in the valley, plus strong charter and private options. Communities like Green Valley, Seven Hills, and Anthem are especially popular with families specifically for their school zoning. This is where Henderson quietly wins. The city maintains an extensive network of parks and the paved River Mountains Loop and pedestrian trail system, so morning walks and bike rides are part of the routine. Downtown's Water Street District has been revitalized with restaurants and events, The District at GVR covers upscale shopping and dining, and you're minutes from hiking at the McCullough Hills and Sloan Canyon. The Henderson Housing Market in 2026

Henderson remains one of the most resilient submarkets in the valley. Inventory is still on the tighter side, well-priced homes in the popular communities move quickly, and the luxury tier ($1M+) offers more negotiating room than it did a couple of years ago. New construction in Cadence and Inspirada gives buyers a new-home option with builder incentives, while resale in Green Valley and Seven Hills holds value thanks to location and schools.
