Anthem is a Henderson master plan built from about 2000 onward, climbing the hillside south and east of the 215 between Anthem Parkway and Volunteer Boulevard. It spans two zip codes, 89052 and 89044, and almost everything people get wrong about it comes from treating it as one neighborhood. It is three.

Anthem proper is the large, mostly ungated portion: production homes on ordinary streets, two and three-car garages, built between roughly 2000 and 2015. Sun City Anthem is the age-restricted 55-plus community inside the master plan, with its own clubhouses, golf, and a hard age requirement that disqualifies buyers who do not meet it. Anthem Country Club is the guard-gated private golf enclave at the top, and it holds nearly all of the community's multi-million dollar inventory.

The middle of this market is a 2,818-square-foot home at about $367 per square foot — the highest price per foot of any community in this guide, and that is the view premium showing up in the numbers. Median time on market is 33 days, which is fast. The floor is 2728 Holmfault St at $430,000; the ceiling is 47 Club Vista Dr at $5,950,000 with 10,063 square feet.

The view premium is real, and it is specific

Anthem sits high enough that a large share of homes look out over the valley toward the Strip. That view is not evenly distributed. Two homes on the same street with the same floor plan can differ by six figures based on which way the back yard faces and whether a neighbor's roofline sits in the sightline. This is a community where the photos matter less than standing in the back yard, and it is worth touring in person or having someone film it for you before you decide.

Drive times, honestly

About 20 to 25 minutes to Harry Reid International Airport and 25 to 30 minutes to the Strip outside of rush hour. Roughly 10 minutes down the hill to Green Valley and The District. Anthem trades commute time for elevation and quiet — it is further out than Green Valley or Seven Hills, and you feel that on a weekday morning.

HOAs — what to expect

Every section carries an HOA, and the three differ sharply. Anthem proper is modest. Sun City Anthem's fee covers its clubhouses and amenities and is higher. Anthem Country Club carries both a master fee and the gated community's own charges, and club membership is a separate cost again. Before you write on anything here, I pull the exact fee schedule and the resale package so the real monthly number is on the table.

Schools

Anthem is in the Clark County School District, and it is generally considered one of the stronger zoning areas in Henderson. Assignments are by street address and boundaries change. If schools are a deciding factor, I confirm the zoned schools for each specific address rather than relying on the community's reputation.

Who Anthem is right for

It fits buyers who want a view and elevation and will accept a longer drive for it, buyers over 55 who want the Sun City lifestyle with its own amenities, and buyers at the top of the market who want a guard gate and private golf without leaving Henderson. It is the wrong fit if you need to be near the airport daily or want to walk to anything.
