Talk to me about Southern HighlandsSouthern Highlands sits at the far south end of Las Vegas, west of Interstate 15 along Southern Highlands Parkway, almost entirely inside the 89141 zip code. It was built from about 2000 onward around a private Robert Trent Jones golf course, and it was laid out as a master plan of separate villages rather than one continuous subdivision. That structure is the single most important thing to understand before you shop it.
The outer villages are ordinary suburban streets with two-car garages and modest HOA dues. The inner villages are a different product entirely: larger lots, custom and semi-custom homes, Strip and mountain views, and a manned guard gate. Two homes a mile apart in Southern Highlands can differ by several million dollars, and the listing address alone will not tell you which world you are in.

The middle of this market is a 3,178-square-foot home at about $291 per square foot. Median time on market is 45 days. The cheapest thing available is 12328 Golden Wreath Rd #3 at $370,000 and the top of the market is 24 Pebble Hills Ct at $10,995,000 with 7,941 square feet.
Olympia Ridge and the estate streets. The top of the community. Elevated lots, no rear neighbors on some streets, Strip views, and guard-gate entry. This is where the multi-million dollar inventory lives, and showings here almost always require proof of funds and the buyer's name on a gate list before you can get in.
Tuscan Cliffs. Gated, guard gated, with tennis courts and pet parks inside. Mostly built in the late 2010s. Homes in the five-thousand-square-foot range that trade well below the estate streets because the lots are smaller.
Beleza and the golf-front pockets. Homes backing the Southern Highlands Golf Club with sweeping fairway and mountain views. Remodeled 2000s-era construction. Golf frontage carries a real premium here and also a real constraint: you are buying the view, not club membership.
The outer villages. The bulk of the 125 active listings. Single-story and two-story production homes built from 2000 to about 2005, three and four bedrooms, most between $400,000 and $1,000,000. Parks, playgrounds, and a normal HOA. This is the part of Southern Highlands most buyers can actually afford.
About 15 minutes to Harry Reid International Airport and 20 minutes to the south Strip outside of rush hour, straight up Interstate 15. Roughly 25 to 30 minutes to downtown Summerlin, and about 30 minutes to Henderson's Green Valley. The southbound commute out of the valley toward California is the easiest of any luxury community in Las Vegas, which matters more than people expect.
Almost every home here carries a master association fee, and homes in a gated village carry a second village fee on top of it. The guard-gated villages are meaningfully more expensive to hold than the outer ones. I pull the exact fee, what it includes, and the full resale package on any home you are serious about, before you write anything.
Southern Highlands is served by the Clark County School District and there is a well-regarded elementary inside the community itself. Zoning here is by street address, not by community name, and boundaries do get redrawn. If schools are driving your decision, tell me early and I will confirm the exact zoned schools for each specific home rather than the neighborhood.
It fits buyers who want a gate, a golf course view, and a fifteen-minute airport run, and who are not trying to be close to Summerlin or the west side. It also fits buyers in the $500,000 to $800,000 range who want the address and the amenities without the estate-street price. It is the wrong choice if you want walkable retail at your door or a short commute to anywhere north of the airport.
