Search Seven Hills HomesSeven Hills sits on the rising ground where Henderson runs into the McCullough Range, just west of the 215 at St. Rose Parkway. It was planned in the 1990s as a Tuscan-styled hillside community — about 1,300 acres, roughly 25 neighborhoods and 3,000 homes — built around what is now Serket Golf Club, the Rees Jones course that opened in 1997 as Rio Secco. Because the whole community tilts north toward the valley, a remarkable share of its homes look straight at the Strip.
What that means in practice: Seven Hills is where Henderson buyers go when the view matters. It is also where the price range inside one community is widest — a single-story family home in an open neighborhood and a hillside custom estate behind a staffed gate can be a quarter-mile apart and a factor of ten apart in price.

The custom estates. The guard-gated enclaves on the upper slopes and along the golf course — this is the Seven Hills people picture: custom and semi-custom homes on view lots, many well over 5,000 square feet, most over $1 million and a number well past $5 million. Marquis Seven Hills, the Blue Heron-designed enclave of 33 modern estates, is the newest and most architectural of them.
The gated production villages. Renaissance, Rapallo, Palmero, Capistrano, Villaggio, Majestic Hills and their neighbors — mostly 1990s and 2000s semi-custom and production homes behind gates, on the mid-slopes. This is the heart of the market: roughly $600,000 to $1.2 million depending on size, lot and view, with the Strip visible from a lot of backyards.
The single-story and entry villages. Meridiana (single-story homes of roughly 1,800–2,700 square feet), the townhome and smaller-lot neighborhoods along the lower edge, and the open, non-gated streets. This is where Seven Hills starts — today, in the mid-$400s — and where the paid-solar single-story in the video above lives.
On the day I pulled this there were 60 single-family homes for sale in Seven Hills. Nothing under $400,000; the least expensive was $448,000. Ten were between $400,000 and $600,000, twenty between $600,000 and $1 million, and 29 — nearly half — were over $1 million. That split is the whole story of the community: a thin entry tier, a real middle, and a top end that behaves like its own market.

Every home is in the Seven Hills master association; the gated and guard-gated villages add their own HOA on top, and the fee climbs with the gate staff and the amenities. The spread between an open street and a guard-gated custom enclave is large, so I do not quote one number. On any home you are serious about I pull the exact monthly fees from the listing and read the resale package — budget, reserves, litigation, rental rules — inside your due-diligence window, because Nevada gives you five days from receipt to walk if you do not like what is in it.
Seven Hills is in the Clark County School District, which zones by street address. Most of the community feeds Coronado High School, with Del E. Webb Middle School and several elementary zones depending on the street. Private options nearby include Lake Mead Christian Academy and Henderson International School. I confirm the exact zoning for any address before you write an offer.
MacDonald Highlands, next door to the west, is almost entirely custom estates behind one guard gate with DragonRidge Country Club at the center — a higher floor and a higher ceiling. Seven Hills has the same views with a real middle market and several tiers of gate. If your budget is under $1.5 million, Seven Hills is usually the answer.
No — it depends on the street and the lot. The upper slopes and the north-facing golf frontage do; the lower villages often see the mountains instead. I check the actual sight line on every home, not the listing photos.
