Mountain's Edge, Las Vegas

A southwest-valley master plan built around parks instead of a golf course, and the best price per square foot in this guide at about $239. The catch is inventory: only 27 homes are on the market today.

Talk to me about Mountain's Edge

Mountain's Edge trades the golf course for parks

Mountain's Edge is a large master plan in the southwest valley, mostly in 89178 with a piece in 89179, built from roughly 2005 through 2018 along Blue Diamond Road and Buffalo Drive. It was planned around open space rather than a private club, and that decision shapes everything about who ends up living there.

Exploration Peak Park and the Mountain's Edge Regional Park sit inside the community, with trails, sports fields, and an actual hill with a view at the top. The trail system stitches the villages together, so you can walk between neighborhoods rather than driving the arterial. There is no guard gate and no private golf. What you get instead is more house for the money.

Pulled from the Las Vegas MLS on September 12, 2026. Subdivision names beginning with Mountains Edge, active listings only, includes townhomes. Counts move every day — ask me for today's.

The median active single-family listing is 2,631 square feet at about $239 per square foot. That is the lowest of any community in this guide by a wide margin, and it is the honest reason to look here. Median time on market is 37 days. The floor is 8457 Insignia Ave #106 at $307,000, a townhome, and the ceiling is 10039 Sky Parlor Rd at $1,265,000 with 3,730 square feet.

The real problem here is supply, not price

27 active listings in a master plan this size is very little. Compare that with the 125 sitting in Southern Highlands right now. What it means practically is that if you want Mountain's Edge specifically, you cannot browse casually and expect the right home to be waiting when you are ready. You need to be set up to see new listings the day they hit and be in a position to move on one. That is a strategy conversation, not a search problem, and it is worth having before you start looking.

Drive times, honestly

About 20 to 25 minutes to the Strip and roughly 20 minutes to Harry Reid International Airport outside of rush hour, mostly on the 215. Ten to fifteen minutes to the shopping and restaurants along Rainbow and the 215. It is well placed for the west and southwest side of town and poorly placed for Henderson, which is a solid 30 minutes plus.

HOAs — what to expect

Mountain's Edge homes carry a master association fee that funds the parks and trail system, and individual villages may add their own. The fees here are generally modest compared with the gated communities nearby, which is part of the value story. I pull the exact fee and the resale package on anything you are serious about so the number is not a surprise at closing.

Schools

The community is served by the Clark County School District, with elementary schools inside the master plan. Zoning is by street address and does get redrawn, so if schools matter to your decision I verify the assigned schools for the specific home rather than the neighborhood.

Who Mountain's Edge is right for

It fits families who want square footage, a yard, and parks they can walk to, and who would rather put the money into the house than into a gate and a golf membership. It fits buyers who work on the west or southwest side. It is the wrong fit if you want a guard gate, a golf course view, or a short hop to Henderson — and it is the wrong fit if you need to buy inside the next two weeks, because the inventory may simply not be there.

Questions I get about Mountain's Edge

How much does a home in Mountain's Edge cost?

On September 12, 2026 there were only 27 active listings in the Mountain's Edge subdivisions, from $307,000 to $1,265,000, with a median asking price of $579,999. 13 of them fell between $400,000 and $600,000. Inventory here is genuinely thin, which is the main thing to plan around.

Is Mountain's Edge a good value?

On paper it is the best price per square foot of the southwest valley master plans. The median active single-family listing works out to about $239 per square foot, well under the gated golf communities nearby. You are trading a guard gate and a golf course for square footage and parks.

What is there to do in Mountain's Edge?

It is built around open space rather than a golf course. Exploration Peak Park and the Mountain's Edge Regional Park sit inside the master plan, with trails, playing fields and a real hill to climb, and the trail system links neighborhoods together. That park network is the reason families choose it.

How far is Mountain's Edge from the Strip and the airport?

Roughly 20 to 25 minutes to the Strip and about 20 minutes to Harry Reid International Airport outside of rush hour, via the 215. It is a southwest-valley location, so it is convenient to the west side and less convenient to Henderson.
