Yes. Since August 2024, buyers sign a written buyer agreement with their agent before touring homes. It spells out what the agent does for you and how the agent is paid. William walks you through it line by line before you sign.

Earnest money is a good-faith deposit you make when your offer is accepted. In Las Vegas it is sent to the title company, which holds it until closing and applies it toward your purchase. Always confirm wiring instructions by phone with the title company before sending money.

Most financed purchases close in about 30 to 45 days after the offer is accepted. Cash purchases can often close faster.

It is a set number of days in the Nevada purchase contract, agreed in the offer, when you complete your inspections and review the property. During that time you can ask for repairs or cancel under the contract's terms.

Many Las Vegas and Henderson neighborhoods have a homeowners association. When you buy, you receive the HOA's resale package with its rules, fees and finances. Under Nevada law, you have 5 days after receiving it to review it and cancel if it is not right for you.

Nevada limits yearly property tax increases. For a home you live in as your primary residence, the increase is capped at 3% per year. Other properties, such as rentals, have a higher cap that the state sets each year.
