Summerlin West
The most active new construction corridor in Las Vegas. Toll Brothers, Woodside Homes, Tri Pointe, and Century Communities are all building here. Homes range from the high $500Ks to $1.5M+. You get mountain views, trail access, and proximity to Downtown Summerlin. Inventory moves fast — especially spec homes that are move-in ready.
Skye Canyon (Northwest Las Vegas)
A master-planned community in the northwest with multiple builders and a strong community feel. Home prices typically range from the mid-$400Ks to mid-$700Ks. Great for families — top-rated schools and a community park with pools, trails, and a fitness center.
Henderson / Inspirada & Cadence
Henderson's master-planned new-build communities. Inspirada is well-established with multiple phases still building. Cadence is newer and growing fast near Galleria Drive. Prices range from $430K–$900K depending on the builder and plan. Henderson's safety ratings and schools make these extremely popular.
North Las Vegas
The most affordable new construction in the valley. Builders like LGI Homes, DR Horton, and Richmond American are active here with homes starting in the $350Ks. Lower price points, newer infrastructure, and strong rental demand from workers tied to the nearby distribution and logistics corridor.
Builder Incentives Available Now
These incentives vary by builder, community, and how close they are to completing a phase. The best deals are typically on spec homes — homes the builder has already started or finished and needs to sell.
The Most Important Thing About Buying New Construction
The sales rep at the model home works for the builder — not for you. Their job is to get the best deal for the builder. You are entitled to bring your own agent at no cost to you (the builder pays the buyer's agent commission). Having your own representation means someone in your corner to review the contract, flag issues, and negotiate on your behalf.
